As popular as homes are in River Heights, there’s a pair of issues that often dissuades buyers from purchasing in the area.

Those issues (and they are no secret) are foundation problems and the need for upgrades.

As much as people love the character and central location of this storied area, they don’t want to deal with existing (or potential) foundation issues and the pressing need to update a home to today’s standards.

There are no such problems with 245 Waterloo St., said RE/MAX Performance Realty’s Scott Moore.

"This home is as solid and square as you’ll find in the area," he said. "The foundation is in good shape, and there are no sloping floors to deal with on the main or second floor. There’s a tiny bit of movement in the basement floor, but that’s not unusual for a home that was built in 1927."

Moore said the 1,568-square-foot, two-storey home — which is situated on a mature, 40-foot by 120-foot lot — is not only loaded with character, but with key updates, as well.

The formal dining room features faux-finished terra cotta walls and is surrounded by five windows.

"Everything starts with the home’s east-west orientation — you get the sun in the morning, and sunset at night. Next, you’re greeted by a beautifully landscaped front yard with newer stamped concrete sidewalk. The home is surrounded by mature trees and features a recently painted (dark taupe) stucco exterior. If you’re looking for a home with great curb appeal, this home scores 10 out of 10."

He added one of the home’s key updates is readily visible from the street. "The windows in this home are next-to-new new. Not only that, but their frames were custom-tinted with a gorgeous burnt orange shade that goes perfectly with the home’s stucco exterior. The windows add to the home’s look, let in loads of light and keep you comfortable no matter what the season. And having newer windows means that’s one less thing to do when you move in."

Turns out, the list of upgrades don’t end there. Exterior updates include a new roof and new doors. Inside, the kitchen features newer granite countertops, and the boiler — another key component of the home — has also been updated (the home comes with central air, too). The berber carpeting in the lower-level rec room is newer, and grey short twist in one of the secondary bedrooms upstairs is also newer.

Just as important, the home’s classic features are intact, making for a modern classic that’s truly in move-in condition. The oak hardwoods that run through both the main and upper level are in beautiful shape with a dense, linear grain rarely seen in today’s oak hardwoods with their spread out grain.

The living room offers a brick fireplace, oak hardwoods and a collection of oversized windows.

All rooms still feature classic 10-inch oak baseboards along with oak door trim and window casings, while other yesteryear touches such as a hand-carved oak staircase (pristine condition), hot water radiators and brass doorknobs provide a welcome link to the home’s early 20th century roots.

"I think the combination of old and new design themes gives you the best of both worlds," said Moore.

Although the home features a classic centre-hall floor plan, it works well. The (21-foot by 14-foot) formal dining room — which features faux-finished terra cotta walls, and is surrounded by five windows — is situated directly across from a the spacious living room (22 feet by 12.6 feet), making for good flow between spaces and perfect for entertaining.

The living room — with its brick fireplace and hand-hewn dark oak mantel, oak hardwoods and collection of oversized windows — is perfect for relaxing, while the adjacent kitchen, though compact, is plenty functional.

"It’s a good size (10.6 feet by 10.6 feet)," Moore said. "It comes with granite countertops, room for a table for two, a pantry and ample cupboard space. It works fine now, but would work even better if you knocked out the wall between it and the dining room. That would create an open-concept kitchen/dining room 31 feet long. You’d also be able to walk straight over to the patio door off the dining room that leads to the amazing backyard."

The kitchen features modern cabinets and newer granite countertops.

With it’s two-tiered deck, the park-like backyard is ideal for entertaining, or just kicking back in a private sanctuary of your own, said Moore.

"It’s kind of cool. It’s a serene, private spot that’s beautifully landscaped and low-maintenance at the same time."

The backyard deck is large and private.

Head downstairs off the kitchen, and you find a thoroughly modern lower level with a good-sized (21-foot by 13-foot) rec room, laundry room and a very pleasant surprise tucked away around the corner at the rec room’s far end.

"Not only is the basement professionally finished with an awesome media area, but it also features a top-notch bath with amazing glass/tile steam shower," Moore said. "It’s a great space."

The home is then finished off with a second level with three bedrooms, a spacious main bath and ample storage, making for a modern, character-laden home that offers over 2,200 sq. ft. of livable space in a mature, central location.

"This home represents an opportunity to live in an updated character home in one of the city’s most desirable areas. Homes like this don’t come available very often," Moore said.
